The Home Building Process

Building Timeline

This document is to outline the general building process and time line from lot selection to moving in your new home.  The total process has many more steps, but this is to give the customer a very general overview of the process.

 

1Select Lot (Time Frame: 1 Month)

  • Survey
  • Soil test
  • Details on golf / social membership fees
  • Purchase lot

2Select House Plan (Time Frame: 2-4 Months)

  • Sized to fit selected lot
  • Garage location (front or side loading garage)
  • Square footage for your budget and lifestyle
  • Best design to fit your lifestyle (etc. master on first floor, bonus room, office)
  • Can the selected house fit on lot with driveway and setbacks
  • Design house and driveway/porches/patio for max. impervious
  • Define pool and spa area
  • Preliminary site plan from surveyor with house and all impervious area on map

3Write Contract For Selected house (Time Frame: 1 Month)

  • Select plan for your budget
  • Define all exterior materials and colors
  • Select windows and doors
  • Select exterior driveway and walkway materials and colors
  • Select roofing materials and colors
  • Define room by room design and built details
  • Finalize pricing and sign contract
  • Select building start date

4Complete POA/ARB Package (Time Frame: 1 Month)

  • Define all exterior materials and colors
  • Select windows and doors
  • Select exterior driveway and walkway materials and colors
  • Select roofing materials and colors
  • Finalize all selections
  • Sign final application
  • Submit two site plans, two house plans, and selection package
  • Sign plans and site plans
  • Write checks for application and bond fees
  • Pay water meter fee/ acreage fee/ irrigation fee (Brunswick County)
  • Builder applies for building permit

5Start Construction (Time Frame: 6-9 Months)

  • Pay builder's construction deposit
  • Construction begins
  • Make item selections within allowed budget and timeline
  • Complete propane application and pay fee
  • Finalize landscaping plan and submit to POA/ARC
  • Inspect construction progress at least 3 times during the building phase
  • Pay construction draws according to draw schedule
  • Do final walk thru with builder to write punch list for repairs
  • Inspect repairs
  • Pay for final change orders
  • Move in

6Post Construction (Time Frame: 1 Month)

  • Receive certificate of occupancy
  • Receive as built survey
  • Receive termite bond
  • Receive house keys
  • Receive elevation certificate (if required) (in floodplain)
  • Write 30 day punch list
  • One year punch list and final review
